Making an Impression When Showing Your Home to Buyers

Once you have made the decision to sell your home, you will need to be engaged in marketing efforts beyond the simple “For Sale” sign sticking in the front yard. You might also need the help of a realtor if you want to sell your home in a prompt amount of time. This of course will mean that the realtor will be showing your home to interested parties, so you want to make a good impression when they come for a showing.

 

If your house is not already organized, then you will certainly want to put everything in its place before selling your home. Some homeowners, especially those with children, seem to have more things than they do space, which results in some rooms being a bit cramped with extra belongings. Make no mistake about it, you want the home buyers to see the home being lived in, but you also want them to see it as tidy as possible. If you need to rent a storage facility to lighten the load of belongings in your home, consider it a wise investment. A cluttered room looks small, no matter how big it may be. Potential home buyers want all the space they can get and you want them to think they are getting plenty! Do not pile everything in the garage or basement. You can bet that the potential buyers will want to inspect those areas as well.

If you have pets, now would be a good time to have them stay with someone they know during scheduled showings. You certainly do not want any embarrassing “accidents” while you are showing your home, and there is no telling whether your pet will act friendly with the buyers. You will also want to make sure there are no pet odors in the air or pet stains on any of the flooring, if you intend on selling your home. Although you may love your pet like a member of the family, there is no guarantee that buyers will feel the same way. Some buyers will not consider buying a home if they detect pet odors, so be sure you attend to this promptly and effectively.

If you decide on selling your home without the aid of a realtor, you can add special touches when showing the home. You can let the prospective buyers know some of the happy family memories that you may have, as well as any renovations you have made.

A dark home has the feeling of a gloomy home, and no one wants to buy a gloomy home. When selling your home you want to make sure that all the rooms are well lit, making use of natural light as much as possible. By pulling the curtains back and opening blinds, you will give your home a cheerful look. If the weather allows, it would also be advisable to open a few windows to allow some fresh air in before you show the home. Some homeowners even go so far as to bake a batch of cookies to offer guests and to make the home smell good.

If you are using the services of a realtor, be sure to make arrangements not to be home while the house is being shown. This lets buyers be more at ease while viewing the home, and more comfortable asking questions. Follow these tips and you will find that selling your home is a job done much easier.
